If you’ve served in the military, or if your spouse has, you have access to one of the most powerful homebuying benefits available: the chance to buy a home with no down payment.

Yet according to Veterans United, nearly 70% of Veterans don’t know this program even exists. That’s 7 out of 10 who’ve earned this benefit through service but aren’t using it. Let’s change that.

What Makes a VA Loan So Valuable? For almost 80 years, VA home loans have helped millions of Veterans and active duty service members achieve homeownership often sooner than they thought possible. Here are a few key reasons why:

$0 Down Payment – Many qualified buyers can purchase a home without years of saving for a large down payment.
Lower Upfront Costs – The VA limits which closing costs you can be charged, meaning more money stays in your pocket at closing.
No Private Mortgage Insurance (PMI) – Unlike most other loan types, VA loans don’t require PMI, which keeps your monthly payments more affordable.

In short, VA loans are designed to help service members build stability, create long term wealth, and enjoy the pride of homeownership without unnecessary financial hurdles.

What About During a Government Shutdown?  You may have heard rumors about VA loans being delayed or unavailable during a government shutdown. Understandably, that’s caused some hesitation among buyers, but here’s the truth: you can still use your VA home loan benefits.

While a temporary delay is possible, Veterans United confirms that lenders can still process VA loans: “There’s been a lot of confusion about how a government shutdown will affect VA home loans... The good news is that the shutdown has minimal impacts. Lenders can still order appraisals, obtain Certificates of Eligibility, and submit VA Funding Fees. In short, Veterans are still able to buy or refinance using their home loan benefits.”
So, if you’ve been waiting to move forward you don’t have to. The system is still open and ready when you are.

Why the Right Agent and Lender Make All the Difference. Buying a home with a VA loan can be smooth and stress-free but only if you have the right team guiding you.  As VA News puts it:  “Choosing a military-friendly agent who understands the VA home loan process can make all the difference in the homebuying experience.”  That’s absolutely true. A knowledgeable REALTOR® and an experienced VA lender can walk you through everything from prequalification to closing, making sure you maximize every benefit you’ve earned through your service.

Bottom Line.  If you’re a Veteran or military spouse, a VA home loan is one of the most valuable advantages you have and one you’ve more than earned. With no down payment, limited closing costs, and no PMI, it’s one of the smartest paths to homeownership out there.
